Staging Your Home for Sale

 

Getting your home ready to sell, whether you are selling by owner or with a Real Estate agent is an extremely crucial part of the selling process. The following tips are guidelines for staging your home to show to those qualified buyers.
When I list your home we will go through the house together. Meanwhile, here are some of my tips for you to think about:
Inside
  1. Clear all unnecessary objects from furniture throughout the house.
  2. Clear all unnecessary objects from all kitchen countertops. If it hasn't been used for 3 months or more, put it away.
  3. Take down or rearrange certain pictures or objects on walls.
  4. In the bathroom, remove any unnecessary items from countertops, tubs, shower stalls and commode tops.
  5. Rearrange or remove some of the furniture if necessary.
  6. Review the house inside, room by room.
  7. Don’t worry about garages or closets being too full – people expect that.
  8. Leave on certain lights during the day (I’ll show you which ones). During showings, turn on all lights and lamps.
  9. Have your stereo on an FM station for all showings.
General Maintenance
  1. Oil squeaky doors
  2. Replace burned out lights
  3. Repair any leaky faucets and toilets
  4. Tighten doorknobs
  5. Repair any broken windows
  6. Clean all windows
Outside
  1. Go around the perimeter of the house and move all garbage cans, discard wood scraps, store extra building materials in the garage.
  2. Check gutters and/or roof for dry rot. Repair if necessary.
  3. Look at all plants. Prune bushes and trees.
  4. Weed and mulch all planting areas. Keep lawn and shrubs fresh cut.
  5. Clear patios and decks of small items, such as flowerpots, charcoal, barbecue grill and toys.
  6. Check paint condition of the house – especially the front door and trim.
Curb appeal is really important. Try to look at the house through the buyer’s eyes as though you have never seen it or been there before. All first impressions count. A small investment in time, and money, will give your home an edge and make you more profit.
